Design Review Applications
Information regarding applications for alterations, changes or alterations to any Lot, yard, or landscaping with in the Lakemont Community Association:
Design Review Applications: A Design Review is REQUIRED before any home modification, alteration, or change that might be seen outside the home. This includes all fences, landscaping modifications, rock pathways, tree cutting, any alterations to the exterior, changing lighting fixtures or garage doors, color changes to any paint, re-roofing, air conditioners, hot tubs, dollhouses, view issues, sheds, sport courts, “big toys” set in concrete, etc.
Retroactive Applications: A Retroactive Application and fee of $350 shall be required for work started or completed without prior approval by the Design Review Board. Payment of this fee does not guarantee your work will be approved and you may be required to remove or alter the affected work at your expense.
Timing of Reviews: Design Review is conducted on the third Wednesday of each month. ALL applications need to be submitted via MacPherson’s Community Management by the Friday before the meeting. If there is an emergency (i.e. – hole in the roof/siding, fallen tree, vandalized mailboxes) contact Lakemont@MacPhersonsPM.com, otherwise complete application.
To Submit an Application: Please go to “Resident Login” and sign into the MacPherson’s Community Management portal. Go to the “Architectural Reviews” tab on the left side. Click on the “Submit New Review” button. Be sure to include your name, address, and all contact information.
Requirements for an Application: Each application MUST specify materials, product specifications, colors (with a color chip), height (especially for fences and trees), dimensions, plant species, and a site and/or specific landscape plan.
*Approvals shall be good for one year and then if work is not done, resubmission shall be required.

Lakemont Community Association Board meetings are at 5:00 P.M. unless otherwise noted. They will be held virtually (link provided by MacPherson’s Community Management).

**ALL Design Review Applications and required materials need to be submitted by the FRIDAY before the meeting.**

CC&R 6.4 Limitations on Keeping Animals:
Leashed animals are permitted within paths and rights-of-way, but the person accompanying the animal shall remove animal wastes from lawns and rights-of-way (sidewalks)
Bellevue City Code:
8.05.040 Animal waste removal. It shall be unlawful for anyone with custody of an animal to fail to remove any fecal matter deposited by the animal on public property or private property of another before the custodian leaves the immediate area where the fecal matter was deposited. In addition to the manager of the regional animal services section and the animal care and control officers being authorized to take such lawful action as may be required to enforce this section, the police and code enforcement officers are authorized to enforce this section. Penalty for violation of this section is $50.00. (Ord. 5957 § 3, 2010.)
8.05.060 Violations – Misdemeanor penalty. Except for BCC 8.05.040, Animal waste removal, any owner of an animal in violation of this chapter is guilty of a misdemeanor punishable by either a fine of not more than $250.00 or imprisonment for a term not to exceed 90 days, or both. (Ord. 5957 § 3, 2010.)
8.05.070 Violations – Civil penalty. In addition to, or as an alternate to, any other penalty provided in this title or by general law, any person whose animal is maintained in violation of this chapter, except for BCC 8.05.040, Animal waste removal, shall incur a civil penalty plus billable costs of the regional animal service section. The penalty for a violation shall be as provided in this title. (Ord. 5957 § 3, 2010.)
Parks Code:
3.43.140 Removal of animal feces. Any person with a dog or pet in his or her possession in any park shall be responsible for the conduct of the animal, shall carry equipment for removing feces and shall collect and place any feces deposited by such dog or pet in an appropriate receptacle. It shall be unlawful for any person to fail to so collect and place any feces deposited by a dog or pet in his or her possession. (Ord. 4480 § 10, 1993; Ord. 4071 § 1, 1989.)
